Tiny house floor plans

A tiny house is a home of 400 sq ft or less, not counting lofts (IRC Appendix Q); on a trailer it is usually 8.5 feet wide. Our plans have 221 to 306 sq ft, and in a sleeping loft the part under 5 feet of headroom doesn't count as finished area.

What counts

What counts in the square footage

The loft in the 26 ft plan is 92 sq ft, all of it lower than 5 ft, so under ANSI Z765 none of it counts. Measured to the outside of the walls, the floor below is what you have.

Each room is measured inside its walls. The finished area of a house is measured to the outside of the exterior walls (ANSI Z765), so it is larger than the rooms added up.

Questions

Tiny house plans: questions

About these tiny house plans. Can’t find your answer? Send us a message.

What is the best layout for a tiny home?

Put the wet rooms (kitchen and bathroom) together to keep pipes short, give the living area the windows, and use a loft or a corner for sleeping.

Is 400 sq ft a tiny home?

Yes, up to 400 sq ft is the usual limit (IRC Appendix Q, not counting lofts). All plans on this page are smaller: the largest has 306 sq ft.

Can I use these tiny house plans without paying?

You can open and change every plan here for free; exporting it as a PDF, DXF or FML file costs $5 per home.

Can I change these plans?

Yes. Click Open in the editor under a plan and it opens as your own plan in the Squaremetry editor, with the same numbers as on this page. Move a wall and every area and the total update.

Is this a construction drawing?

No. This is an example floor plan, not a construction drawing. The Squaremetry team drew it for this page; it has no address. For a permit you need drawings from a qualified designer.
