In short

Measure each room wall to wall at floor level with a tape measure or a laser, write down the length and width, and multiply them. Keep garages, porches and basements on their own line, apart from the finished rooms.

What you need

  • A 25 ft tape measure or a laser measure
  • Paper or your phone for notes
  • A rough sketch of each floor, with the rooms numbered
  • A helper for long walls (not needed with a laser)

Step by step

  1. Sketch the floor and number the rooms.
  2. Measure the length of each room at floor level, from wall to wall.
  3. Measure the width at a right angle to the length.
  4. Write each size in feet and inches, for example 12′ 6″, next to the wall on your sketch.
  5. Measure closets, nooks and the bump of a bay window as their own parts.
  6. Multiply length by width for each part and add the parts together.

Rooms that are not rectangles

Split the room into rectangles and triangles and measure each part. For an L-shaped room, measure the full rectangle and the missing corner; the room is the rectangle minus the corner.

Floors, stairs and basements

Measure each floor on its own and add the finished rooms per floor. Under ANSI Z765 a floor with any part below ground is below-grade area, listed apart from the living area even when it is finished.

Where a ceiling slopes, note where it is 5 ft and 7 ft high: parts lower than 5 ft do not count, and the room counts only when at least half of it is 7 ft or higher.

How precise is precise enough

Round each measurement to the nearest inch and round only the final total to a whole square foot. A laser measure is quick and precise over room distances; a tape is fine when you keep it straight and level against the floor.

Questions

Questions

About how to measure square footage. Can’t find your answer? Send us a message.

Should I measure inside or outside walls?

Inside, wall to wall, for rooms, flooring and furniture. For the official square footage of a house under ANSI Z765, measure the outside of the exterior walls.

Can my phone measure a room?

Phones with a LiDAR sensor can scan a room and get close, but check at least one wall with a tape. Without LiDAR, measuring apps are less reliable than a tape.

Do I include closets and hallways?

Yes. They are part of the finished space. Measure them like any other room and add them to the total.

How much does it cost?

The beta is free for 100 days, with up to 10 homes a month. After the beta: $5 per home for 30 days, or Pro for $19 a month or $149 a year, with 30 new homes a month.

Do I need an account?

No. You can draw and see every area without one; your plan stays in this browser. Sign in when you want to keep a home in your account or share it.

Can I export my floor plan?

Yes, as PNG, SVG or a PDF to scale, and as a square footage report with the rooms and the rule behind each number.

Does a garage count as square footage?

Not in the gross living area. A garage is not finished living space, so ANSI Z765 reports it separately, like a porch or a deck.

Can I measure in square meters?

Yes. Switch the units to meters and every length and area follows. Type 4.2 x 3.5 or 420 x 350 cm.
