What counts

What counts in the square footage

The covered porch at the front door of the smaller plan is 87 sq ft, but it lies outside the walls, so ANSI Z765 leaves it out. Closets, the hall and the laundry are finished rooms inside the house, and they do count.

Each room is measured inside its walls. The finished area of a house is measured to the outside of the exterior walls (ANSI Z765), so it is larger than the rooms added up.

What is a good size for a 1 bedroom house?

Somewhere between about 500 and 900 sq ft suits one or two people. Under about 400 sq ft most people would call it a tiny house; our plans have 650 and 900 sq ft.

Can a 1 bedroom house work as a guest house or ADU?

Yes, if local rules allow a second home on the lot. Many cities cap an ADU by floor area, so check that limit against the finished area of the plan before you start.

Can I change these plans?

Yes. Click Open in the editor under a plan and it opens as your own plan in the Squaremetry editor, with the same numbers as on this page. Move a wall and every area and the total update.

Is this a construction drawing?

No. This is an example floor plan, not a construction drawing. The Squaremetry team drew it for this page; it has no address. For a permit you need drawings from a qualified designer.
