What counts

What counts in the square footage

The plan with a garage has 1,305 sq ft of finished area and a 495 sq ft garage. The garage is listed apart; the mudroom between them counts.

Each room is measured inside its walls. The finished area of a house is measured to the outside of the exterior walls (ANSI Z765), so it is larger than the rooms added up.

What is the typical size of a small 2 bedroom house?

About 800 to 1,200 sq ft. The smallest plan on this page has 950 sq ft; its bedrooms are about 12 × 15 ft each.

How big should a bedroom be?

A secondary bedroom is often about 10 × 11 ft or more, a primary bedroom 12 × 14 ft or more. Check the table under each plan, and our bedroom sizes page.

Can I change these plans?

Yes. Click Open in the editor under a plan and it opens as your own plan in the Squaremetry editor, with the same numbers as on this page. Move a wall and every area and the total update.

Is this a construction drawing?
