2 story house plans

A two-story house puts the living areas on the main floor and most bedrooms upstairs. Both finished floors count; openings to the floor below, like a two-story foyer, don’t. Our plans have 2,216 to 2,462 sq ft. See the 2 story house plans below, drawn to scale and measured room by room.

What counts

What counts in the square footage

In the four-bedroom plan the foyer is open to the roof: 80 sq ft on the upper floor is open to below and doesn’t count. A stair opening does count (ANSI Z765 doesn’t deduct it).

Each room is measured inside its walls. The finished area of a house is measured to the outside of the exterior walls (ANSI Z765), so it is larger than the rooms added up.

Questions

2 story house plans: questions

About these two-story house plans. Can’t find your answer? Send us a message.

How tall is a 2 story house?

A floor in these plans is 9 ft from floor to ceiling plus about 1 ft of floor structure, so two floors are about 20 ft before the roof. You can see and change the heights in the editor.

Does the stair count in the square footage?

Yes, on the floor where it starts; the opening on the floor above isn’t deducted under ANSI Z765. A two-story open space is deducted on the upper floor.

Can I change these plans?

Yes. Click Open in the editor under a plan and it opens as your own plan in the Squaremetry editor, with the same numbers as on this page. Move a wall and every area and the total update.

Is this a construction drawing?

No. This is an example floor plan, not a construction drawing. The Squaremetry team drew it for this page; it has no address. For a permit you need drawings from a qualified designer.
