A 2 bedroom ADU is a second home on the same lot with two bedrooms, its own kitchen and its own entrance. Our plans have 800 to 1,000 sq ft: one on a single floor, one stacked on two floors to keep the footprint small.

What counts

What counts in the square footage

With two floors each level counts, so the stacked ADU reaches 1,000 sq ft on the footprint of one floor. Many cities cap an ADU by its floor area, so check which number your rules use before you choose.

Each room is measured inside its walls. The finished area of a house is measured to the outside of the exterior walls (ANSI Z765), so it is larger than the rooms added up.

What is the maximum size an ADU can be?

It depends on your city and state. Many places cap a detached ADU somewhere between about 800 and 1,200 sq ft, or at a share of the main house. Check the local rule before you draw.

What are the common mistakes when building an ADU?

Forgetting setbacks and height limits, a bathroom you can only reach through a bedroom, and no space for laundry. Also measure the plan the way your city does, inside or outside the walls.

What are some good floor plans for an ADU that is 1000 square feet?

Two bedrooms and two baths fit well, on one floor or two. Our two-story plan has 1,000 sq ft with both bedrooms upstairs.

Can I change these plans?

Yes. Click Open in the editor under a plan and it opens as your own plan in the Squaremetry editor, with the same numbers as on this page. Move a wall and every area and the total update.

Is this a construction drawing?

No. This is an example floor plan, not a construction drawing. The Squaremetry team drew it for this page; it has no address. For a permit you need drawings from a qualified designer.
