Barndominium floor plans

A barndominium is a home inside a barn-style building, usually a steel or pole-barn frame, often with a shop under the same roof. Our three plans have 1,800 to 2,360 sq ft of finished living space; the shop and the porch don't count toward it. See the barndominium floor plans below, drawn to scale and measured room by room.

What counts

What counts in the square footage

Only finished living space counts toward the square footage under ANSI Z765. In the plan with a shop, 713 sq ft of shop is reported apart, and a deep front porch is outside, so it never counts.

Each room is measured inside its walls. The finished area of a house is measured to the outside of the exterior walls (ANSI Z765), so it is larger than the rooms added up.

What is the best layout for a barndominium?

Most barndominiums put one large open room for living, dining and cooking at the front and the bedrooms at the back or on one side. Keep a mudroom by the door to the shop or the yard.

What is the smallest size barndominium?

There is no minimum in the standard; it depends on your local rules. The smallest plan on this page has 1,800 sq ft of finished space with two bedrooms.

Can I change these plans?

Yes. Click Open in the editor under a plan and it opens as your own plan in the Squaremetry editor, with the same numbers as on this page. Move a wall and every area and the total update.

Is this a construction drawing?

No. This is an example floor plan, not a construction drawing. The Squaremetry team drew it for this page; it has no address. For a permit you need drawings from a qualified designer.
