House plans with a basement

A basement adds space, but under ANSI Z765 a level that is partly below grade isn’t included in the above-grade finished area; it’s reported separately. Our plans have 1,000 to 2,420 sq ft above grade, and each shows the basement apart. See the house plans with basement below, drawn to scale and measured room by room.

What counts

What counts in the square footage

The walkout ranch has 1,605 sq ft above grade and 1,098 sq ft of finished basement, even though the family room opens straight onto the yard. Unfinished storage and mechanical rooms are listed apart again.

Each room is measured inside its walls. The finished area of a house is measured to the outside of the exterior walls (ANSI Z765), so it is larger than the rooms added up.

Questions

House plans with basement: questions

About these house with basement plans. Can’t find your answer? Send us a message.

What is a ranch house with a basement called?

A ranch with a basement, or a walkout ranch when the lower level opens to the yard, like the first plan on this page.

Does a finished basement count as square footage?

It is real space, but it is reported apart from the above-grade finished area, also when it has a walkout. Listings often show both numbers.

Can I change these plans?

Yes. Click Open in the editor under a plan and it opens as your own plan in the Squaremetry editor, with the same numbers as on this page. Move a wall and every area and the total update.

Is this a construction drawing?

No. This is an example floor plan, not a construction drawing. The Squaremetry team drew it for this page; it has no address. For a permit you need drawings from a qualified designer.
