Existing, work and new
One house of 24 × 20 ft, drawn by the editor. The load-bearing wall between kitchen and living room comes out, two new walls make a laundry, and a new window goes in the side wall.
Existing: kitchen and living room with a load-bearing wall between them. The work: new in red, demolish in yellow with a dashed line, and a legend. New: one kitchen and living room, and a laundry.
The area before and after
Measured by ANSI Z765, the gross living area is 502 sq ft before and 502 sq ft after. Taking out an inside wall does not change it: ANSI measures from the outside of the exterior walls. Adding a room does; see the home addition planner.
One ZIP for your contractor
Contractor pack in Export puts the drawings in one ZIP for your contractor: the drawing set, DXF and a readme with a view link. Your contractor prices the work; we never fill in market prices.
For a load-bearing wall, a structural engineer sizes the beam and the building department may need to see the plans first. The drawing makes that conversation clear; it does not replace it.
How it works in the editor
- Draw the home as it is now, or open an example house. Measure by hand, with a Bluetooth laser, or trace an old drawing.
- Choose a wall, door or window and open Renovation in its card: pick New or Demolish. A new wall is drawn red, a wall to demolish yellow with a dashed outline.
- See the remodel in 3D before and after. The area follows the plan after the work.
- In Export, tick Renovation sheets for existing, demolition and new, or click Contractor pack: one ZIP with the drawing set, DXF and a readme with a view link.
