What counts

What counts in the square footage

Same outside size, same total: both plans measure 1,200 sq ft. What changes is the split of the floor, with more bedroom and hall in the three bedroom plan and more kitchen and office in the other. The porch and the deck are outside.

Each room is measured inside its walls. The finished area of a house is measured to the outside of the exterior walls (ANSI Z765), so it is larger than the rooms added up.

How many bedrooms can fit in a 30x40 house?

Three fit on one floor with two baths, as the second plan shows. Four is possible if the rooms get small or you add a second floor.

Is 2000 sq ft big for a house?

It is a comfortable size for three or four bedrooms. A 30x40 house has 1,200 sq ft per floor, so adding a second floor would take it past 2,000.

Can I change these plans?
