What counts

What counts in the square footage

The garages stay out of the total: 495 and 649 sq ft. The bonus room above the second garage is finished like the bedrooms next to it, so it counts as part of the upper floor.

Each room is measured inside its walls. The finished area of a house is measured to the outside of the exterior walls (ANSI Z765), so it is larger than the rooms added up.

What is a good size for a 4 bedroom house?

Many land between about 2,000 and 3,000 sq ft. That leaves room for bedrooms of 11 × 12 ft or more plus a primary suite; our plans span 2,000 to 2,803 sq ft.

Is a 4 bedroom house better on one floor or two?

One floor means no stairs and suits older owners, but it needs a wider lot. Two floors fit a smaller lot and keep the bedrooms quiet upstairs, away from the living area.

Can I change these plans?

Is this a construction drawing?
