Barn house plans

A barn house, or pole barn house, is a home built like a barn: posts set in the ground carry a wide roof, so the inside needs few bearing walls. Our two plans have 1,607 to 1,728 sq ft of finished space, one with rooms under the roof.

What counts

What counts in the square footage

Under a sloped roof only the floor area with at least 5 ft of headroom counts. Upstairs in the story and a half plan, 175 sq ft along the eaves is lower than that and is left out, and the attic storage at the back is unfinished.

Each room is measured inside its walls. The finished area of a house is measured to the outside of the exterior walls (ANSI Z765), so it is larger than the rooms added up.

Questions

Barn house plans: questions

About these barn house plans. Can’t find your answer? Send us a message.

What is the difference between a barn house and a barndominium?

Both borrow the look and frame of a barn. A barndominium is usually a steel building, often with a shop inside; a barn house or pole barn house is more often wood framed and all home.

Does a loft in a barn house count as square footage?

Only if it is finished and reached by a real stair, and then only where the ceiling is at least 5 ft high. At least half of that part must be 7 ft or higher.

Can I change these plans?

Yes. Click Open in the editor under a plan and it opens as your own plan in the Squaremetry editor, with the same numbers as on this page. Move a wall and every area and the total update.

Is this a construction drawing?

No. This is an example floor plan, not a construction drawing. The Squaremetry team drew it for this page; it has no address. For a permit you need drawings from a qualified designer.
