Shouse floor plans

A shouse is a shop house: one building that is mostly workshop, with a home built into one end. In our two plans the home has 800 to 1,400 sq ft, and in both the shop is bigger than the home. See the shouse floor plans below, drawn to scale and measured room by room.

2 bed shouse, 1,400 sq ft home and a 50 × 40 ft shop

The shop sits 10 ft back from the front of the house, so the porch and front door read as a home. A pantry and a mudroom between kitchen and shop keep the dirt out of the living rooms.

What counts

What counts in the square footage

Only the home part counts as living area. The shop is reported apart: 1,600 sq ft in the one bedroom plan and 1,995 sq ft in the two bedroom plan. Finish part of a shop as a room with heat and drywall and that part starts to count.

Each room is measured inside its walls. The finished area of a house is measured to the outside of the exterior walls (ANSI Z765), so it is larger than the rooms added up.

Questions

Shouse floor plans: questions

About these shouse plans. Can’t find your answer? Send us a message.

Is a shouse the same as a barndominium?

They overlap. Every shouse has a shop as its main room; a barndominium is a barn-style home that may or may not have one.

What is the best layout for a shouse?

Put a mudroom with a laundry and a sink between the shop and the kitchen, so you wash up before you walk in. Keep the bedrooms on the far side from the shop doors for quiet.

Can I change these plans?

Yes. Click Open in the editor under a plan and it opens as your own plan in the Squaremetry editor, with the same numbers as on this page. Move a wall and every area and the total update.

Is this a construction drawing?

No. This is an example floor plan, not a construction drawing. The Squaremetry team drew it for this page; it has no address. For a permit you need drawings from a qualified designer.
