The great room and kitchen rise to the roof, and a stair along the back wall climbs to a storage loft. Two bedrooms share one bath off a short hall with a back door.

What counts

What counts in the square footage

In the 30x40 plan the great room is open to the roof. The 473 sq ft of air above it is not a floor, so it never counts, and the storage loft over the bedrooms is unfinished: another 728 sq ft listed on its own.

Each room is measured inside its walls. The finished area of a house is measured to the outside of the exterior walls (ANSI Z765), so it is larger than the rooms added up.

What is the best layout for a small barndominium?

Keep one open room for living and cooking at the front, where the big windows and the porch are, and tuck the bedroom, bath and laundry behind it. Few halls leave more of the floor for living.

What is the smallest size barndominium?

No rule sets a minimum for a barndominium; your local code decides. The smallest plan here has 900 sq ft of finished space with one bedroom and one bath.

Do you have a floor plan for a 20x40 barndominium?

A 20 x 40 ft shell gives about 800 sq ft: one bedroom, one bath and an open living room with the kitchen along one wall. Open one of these plans and drag the outside walls to 20 x 40 ft to try it.

Can I change these plans?

Yes. Click Open in the editor under a plan and it opens as your own plan in the Squaremetry editor, with the same numbers as on this page. Move a wall and every area and the total update.

Is this a construction drawing?

No. This is an example floor plan, not a construction drawing. The Squaremetry team drew it for this page; it has no address. For a permit you need drawings from a qualified designer.
