What counts

What counts in the square footage

With no basement, attic or garage, the total is simply the floor measured to the outside of the walls: 700 sq ft for the one bedroom. Closets, the hall and the laundry are part of it, since they are finished.

Each room is measured inside its walls. The finished area of a house is measured to the outside of the exterior walls (ANSI Z765), so it is larger than the rooms added up.

What are some modern design ideas for a small house?

One open room instead of several small ones, tall windows or sliding doors to the yard, built-in storage and a simple roof. A bedroom at each end of a small house keeps both private.

What is the smallest modern house that still works?

A one bedroom with an open living room and kitchen works from about 500 sq ft; our smaller plan has 700 sq ft. Below 400 sq ft you are in tiny house territory.

Can I change these plans?

Yes. Click Open in the editor under a plan and it opens as your own plan in the Squaremetry editor, with the same numbers as on this page. Move a wall and every area and the total update.

Is this a construction drawing?

No. This is an example floor plan, not a construction drawing. The Squaremetry team drew it for this page; it has no address. For a permit you need drawings from a qualified designer.
