What counts

What counts in the square footage

On the trailer the second bedroom is a loft of 108 sq ft, all below 5 ft, so it never adds to the 289 sq ft downstairs. The 24 × 24 plan has no loft and both bedrooms count in full, which takes it past the 400 sq ft tiny house limit.

Each room is measured inside its walls. The finished area of a house is measured to the outside of the exterior walls (ANSI Z765), so it is larger than the rooms added up.

What is the best layout for a tiny home with two bedrooms?

Give each bedroom some distance: one at each end, or one downstairs and one in the loft. Keep the bathroom near the kitchen so the pipes stay short.

Can a loft count as a bedroom?

For square footage only the part with at least 5 ft of headroom counts. Whether a loft may be called a bedroom is up to your local code, which usually asks for a ceiling height, a window you can escape through and a safe stair or ladder.

Can a tiny house have 3 bedrooms?

Within 400 sq ft only with lofts: one bedroom on the ground floor and a loft over each end. Two real bedrooms on one floor already need more room, as the 24 × 24 plan shows.

Can I change these plans?

Yes. Click Open in the editor under a plan and it opens as your own plan in the Squaremetry editor, with the same numbers as on this page. Move a wall and every area and the total update.

Is this a construction drawing?
